Dear Reader,

Who wants to have their cake and eat it too? It is a strange idiom to have your cake and not want to eat it. We all want to eat the little piece of cake we work so hard for. So, the Reserve Bank dropped the repo rate by 50 basis points last week in a surprise move as shown by the short upward blip in the exchange rate and the JSE. Homeowners are overjoyed at this reduction (and the preceding 5) but is this really the best thing for property owners? This is what Dave Welmans shares with us this week - The Property Game

Now you keep watching this space! Dave is pretty soon going to host a seminar and promised FREE seats to some lucky CyberProp.com newsletter readers.

Not too long ago we reported on property valuers that found themselves in trouble water, commercial property valuers are again under fire — this time for being too conservative in their property valuations.

Have you ever been to the Randburg Waterfront? The new Randburg Waterfront re-launched under the name The Brightwater Commons, is designed around the concept of an urban shopping space - a transformation from a stark harbor and warehouse development into a welcoming small town streetscape - Focus on Randburg, Gauteng, South Africa -

FNB bullish on commercial sites - Nick Wilson

THE strong growth in the prices of office and industrial properties is sustainable over the next two to three years, First National Bank’s (FNB’s) Commercial Property Finance unit said yesterday.

Buyers lose out as the residential sector takes a blow from rocketing building costs

>> Hiring an agent

Whether you’re an investor with several properties to let or a homeowner keen to tenant your property while you’re away on a work contract, you can simplify the process by hiring a good letting agent.

“Such an agent is usually paid 10 percent of the monthly rental, but the peace of mind that comes from having a professional handle the lease, the tenants and the property in your absence is worth this fee,” says Berry Everitt, MD of the Chas Everitt International property group...

>> Property valuers are under fire

This is after criticism of the industry overvaluing properties.

RMB Properties CEO Warren Schultze, who was speaking at the presentation of the Sapoa/Investment Property Databank (IPD) SA Index in Sandton earlier this month, says valuers are “being too conservative” in valuing commercial properties in “current market conditions”.

Keep your house cool
In summer the sweltering heat makes one wonder what you could have done during the winter months to make your home a cooler haven.

Air conditioning is the answer that jumps to mind and modern split level units are con siderably more efficient and attractive than older systems But notes Dr Piet Botha chair man of the Nationlink estate agency group this is an expensive option and with electricity costs set to rise and the increase in power consumption as computers new appliances and theatre systems enter the home owners might profit ably explore other answers...
