The house price growth in December dropped to its lowest in more than five years and is expected to dip into single digits in 2007. According to Absa’s House Price Index (HPI), nominal growth for last month was recorded at 13,5% year to year, down from a revised growth rate of 14% in November 2006. But lets not get negative so early in the year.

According to Bill Rawson, Chairman of Rawson Properties, although the tempo of investment in residential property has slowed downed it is still attracting a steady stream of investors and well-priced projects are still selling out within a few weeks of launch. According to him there are definitely an increasing swing towards smaller, more compact units.

“If you’re an investor, it may well be a great opportunity to diversify,” said Dale Anne Reiss, the global leader of Ernst & Young’s real estate practice. “You can really play the real estate market more effectively now.” Big investors are already on the lookout. Nearly two-thirds of real estate professionals surveyed last year by the international law firm Bryan Cave said they planned to invest abroad within the next 12 months.
