Dear Reader,

Focusing on tougher times this week - London. House price inflation fell to its lowest rate in almost four years in May. The office of the Deputy Prime Minister said house price inflation slowed to an annual rate of 6.0 percent in May from 6.9 percent in April. "The overall message from the house price data is one of a gradual slowdown," Is this a forecast of what we can be expecting in South Africa?

“If we weren't so emotional about our homes, the best financial decision for us to make at a time like now when real house prices are near or at the top of the property cycle, is to sell and rent, and to buy again when house prices are on the decline. In the meantime we would invest the profit from the sale and the difference between our monthly rental and the bond payments we used to make, and invest it in another asset with higher returns." This is what Dave has to say in this weeks article - The Property Game

House price inflation slows

LONDON (Reuters) - House price inflation fell to its lowest rate in almost four years in May, government data showed on Monday, in further evidence the property market is no longer booming.

The Office of the Deputy Prime Minister said house price inflation slowed to an annual rate of 6.0 percent in May from 6.9 percent in April. This was the lowest since the fourth quarter of 2001, the ODPM said.

Hot on the heels of my article last week about why it is still better to buy than rent, the Erwin Rode website and July newsletter said the following in their 5 July article:

"If we weren't so emotional about our homes, the best financial decision for us to make at a time like now when real house prices are near or at the top of the property cycle, is to sell and rent, and to buy again when house prices are on the decline. In the meantime we would invest the profit from the sale and the difference between our monthly rental and the bond payments we used to make, and invest it in another asset with higher returns...

This lovely little, rapidly growing town, forms the centre of the Whale Route. A bustling cheerful Whale Festival, celebrating these trusting gentle giants is held at the end of September each year. Once hunted almost to extinction from this harbour, they now loll around within a stone’s throw of the rocks where you can sit and commune with them for hours. The most common species arriving here to calve and mate, are the Southern Right Whales. They are amongst the biggest in the world, measuring 11-18 metres and weighing 30-80 tonnes. Don’t pass the quaint little museum on the harbour’s edge - the whale song playing in the background comes live from underwater microphones in the bay. Accommodation is plentiful but gets quite booked up over public holidays and during festival time.
