In the area 2 – Silver Lakes

The prestigious Silver Lakes residential estate on the eastern outskirts of Pretoria is once again recording strong sales.

Linda Bodenstein of leading local agency RealNet Silver Lakes reports that up to 24 transactions a month have been taking place since October as buyer interest in the estate grows.

“Security is of course one of the main attractions. The estate was recently placed first countrywide in the security stakes, and the lifestyle made possible by secure living finds great favour in the market. It has given rise to a strong sense of community with several activities arranged for residents throughout the year. It creates the atmosphere of a small town right on the doorstep of a large metropole,” she says.

“Commercial development in the vicinity has also boosted the estate’s appeal. In the early days Silver Lakes was on the urban edge but now several top shopping facilities are easily accessible without intruding on the rural character of the estate itself.”

Bodenstein adds that large, undeveloped stands facing the estate’s green belt, which is reserved for natural vegetation and a variety of antelope, are increasingly catching the eye of investors.

“This section of the estate is reminiscent of a game farm and stands are much larger than in the rest of the development. Prices of undeveloped stands range between R780 000 and R5m for units of between 1300sqm and 2800sqm and represent a solid investment opportunity. Only 25 of these stands are still available and interest among investors has increased noticeably.”

Bodenstein says about 30 homes have already been completed in this part of the estate and that the architectural style favoured by most owners reinforces the rural character. “Homes are primarily built in the so-called farm style, which blends in well with the surroundings.”

The green belt is home to a wide variety of birds, including waterfowl attracted by the large lake, as well as game such as kudu, nyala, springbuck, impala and zebras. The bird hide overlooking the lake is a popular spot for sundowners among residents, while walking trails provide the opportunity to get in touch with unspoilt nature.
