Lanseria Airport to benefit new industrial estate

A NEW 90ha corporate estate that includes more than 160 stands zoned for industrial, office and warehousing purposes alongside Lanseria Airport is likely to be a hive of activity for investors and business owners.

The Lanseria Airport area is continuing to attract investors in huge numbers. There are already plans for the development of Cradle City — a “from scratch” urban node designed around the hub of Lanseria Airport in northwest Johannesburg. This is likely to boost the airport’s position and accelerate the urban development goals identified by the City of Johannesburg for the area.

Now comes Lanseria Corporate Estate, which is set to take off.

The planned estate is an integrated development by an investment consortium including Efcon Capital and New Property Ventures, marketed by Montagu Property Group and Property Logic.

Jürgen Erhart, of Efcon Capital, says the estate represents a R200m investment in basic infrastructure, combined with more than R2bn in new investment expected over the next seven years.

With services already installed, including perimeter walling and a gatehouse, the estate will be a secured and eco friendly working environment.

Mr Erhart says the new estate will also contribute to the economic success of the area. “The economic benefits of the estate include up to 19000 jobs during construction phase as well as an estimated 11000 direct and indirect permanent jobs created post-completion of the estate”.

Lanseria International Airport, Gauteng’s second-largest international airport, served just less than 500000 passengers in 2007 and is anticipated to have more than 1-million passengers travel through it this year. The airport is expected to facilitate 4-million passengers by 2017. Investors will benefit from the airport, which is a powerful enabler for driving growth and development.

Simon Mills of Property Logic says the government’s Gauteng growth and development strategy, with its provincial and local government support, further enhances prospects for the area.

He says research has confirmed demand for light industrial, offices and showroom space, with consideration for some hotel and retail space. “The area’s tourism potential is spurred by the neighbouring Cradle of Humankind World Heritage Site.”

John Whall of Montagu Property Group says the estate is close to Hartbeespoort Dam, Centurion, Midrand as well as the northern and western suburbs of Johannesburg.

The Lanseria business node — with its wide arterial network and road upgrades and, of course, its growing airport— is an excellent solution and investment”.
