Private client growth on the increase for Spire Property
Spire
Property Management is growing strongly, with the recent securing of eight
new management contracts in the greater Cape Town area.
The properties are all retail centres belonging to two private
clients. Seven of these belong to one client and range from 500 square
metres in size to 2000 square metres, explains Marc Edwards, General
Manager of Spire. The other one is the Parklands Junction Centre
on Parklands Main Road, a 3500 square metre centre anchored by Macdonalds
and Woolworths.
The securing of these new contracts is a testament to Spires ability
to efficiently and effectively manage properties In the current recessionary
market, hands on professional property management is essential
particularly in retail property. Property Managers are of vital importance
to Landlords and should be intricately involved in the tenants business
and understand what the tenants need to succeed. They should be a positive
source of encouragement and knowledge to the smaller line shops and a
provider of value add service to the National stores.
Edwards believes that Spires growth over the past two years can
be attributed to our professional and successful reputation as well as
our approach of offering a personal, tailor-made service, and the fact
that we look to create extra value in the properties we manage wherever
possible.
These times call for managers to watch costs closely whilst ensuring
the tenants concerns are heard by the Landlord. This is a juggling act
which requires skill and empathy and is essential for the long term success
of the centre.
We believe that experienced property managers will continue to
add tremendous value no matter what the market, and play a critical role
in the efficient and effective management of quality property assets.
These are all great new contracts for Spire and we are confident
that we will be able to add value to the properties for the owners, keeping
tenants happy and the buildings in good shape, says Bruce Kerswill,
Managing Director of Spire.
