National property group Aida National Franchises has confirmed its confidence in the Hermanus property market by opening a new office to serve the needs of local buyers and sellers.

Agency owner Ludwig Schulenburg says the property market in the Cape coastal town market is poised for growth thanks to solid fundamentals.

“Hermanus, recognised as the land-based whale watching capital of the world, also offers many other attractions that will underpin the property market well into the future,” he says.

Schulenberg says the inflow of new residents is also slowly changing the demographics of Hermanus, with older residents constituting the majority of sellers and the under-45 age group now prominent among buyers. “An encouraging trend is that these buyers are targeting upper-middle class properties in the more expensive price ranges, which points to their confidence in the local property market and its potential for value growth.

“Also importantly, development has not faltered, even in the face of the current tough economic climate. Two new shopping centres attest to the continuing demand for consumable goods among residents and the facilities are timely in view of the influx of new residents with higher consumption profiles, notably family buyers with young children.

“Proper town planning is also on track with the upgrading of streets in the central business district, as well as the construction of a ring road around the town to alleviate severe traffic congestion.
