For the first time since the 2007/8 down-turn, property sales activity is showing real upward movement, not only in the primary urban sectors, but also in the secondary coastal markets. This follows an announcement by the Reserve Bank’s Monetary Policy Committee that the repo rate will remain unchanged at 5.75%. In other news, over US$500 million of new real estate funds have been listed on African stock exchanges over the last 12 months. According to the report, 2014 has seen a strong upward trend in the number of property developments completed and the amount of capital investment into real estate in Africa. There is a debate amongst the industry leaders regarding the introduction of the South African Real Estate Investment Trust (SA REIT) regime.While certain investors may have found that the subsequent changes in tax regulation was less beneficial and some tax issues still need to be resolved, market commentators believe the structure will stand the listed property sector in good stead in the long run and may even be a catalyst for further investment.
