Year-on-year growth in the average nominal value of middle-segment homes in the South African residential property market showed some improvement up to April 2016, according to Absa’s latest house price index. However, in real terms - after adjustments for consumer price inflation - growth stayed flat. Read more in How much money the average home costs in South Africa

The imbalance between the growing demand for housing and the fast dwindling supply, which has all but grinded to a halt thanks to the banks’ stringent lending criteria and the enormous challenges faced by residential property investors, has ensured that rentals have increased steadily and rental stock shortages are evident across the country. If two similar houses are on the market in a particular area and the only real differentiator is the state of the garden, the vast majority of buyers will choose the property with the attractive outdoor space. This according to Lew Geffen Sotheby’s International Realty Director Sandy Geffen, who says sellers need to think of their outdoor space as they would a diamond.
